Working around tight spatial constraints on one of the last undeveloped land parcels in a growing community, the StormTank Module 25 Series was the perfect fit to help maximize available land.
Greystar Worldwide, LLC. is a rental housing leader with over 500,000 beds and units and more than $14 billion in sponsored rental housing projects under its management. Their Everleigh division focuses on 55+ active adult apartment communities.
For this project, Everleigh invested in a nine-acre property in Henrico County, Virginia. The 165-unit facility is their first project in the state and is located near the I-295/I-64 interchange. This property is one of the few remaining undeveloped pieces of land, surrounded by residential developments, apartment complexes, shopping centers, and the Short Pump Town Center.
Bringing a facility of this size into one of the last remaining land parcels meant the designer had to use every inch of available real estate for building amenities and parking lots. The designers recognized that space was going to be limited and contacted Brentwood to assist in the layout and design of a subsurface stormwater system that would best meet their needs.
Provided with a marked-up grading plan and limitations on capacity at certain elevations, the StormTank team went to work. The completed design included three RCP inlet connections and two catch basin abutment connections, which were all fitted with Debris Rows. The Virginia Best Management Practice Clearinghouse and Virginia Department of Environmental Quality have approved the Debris Row as a 20% TP removal efficiency filtering device for its ability to retain floatables and suspended solids for easy removal.
The StormTank Module 25 Series provided an ample solution for a project with tight spatial constraints and a need to maximize available land. The system was installed in the fall of 2019, and the apartment complex can now fully utilize its property to accommodate a growing community.
